Wife is expecting a decent settlement from an accident she and a couple of the kids were in, some months ago. Son and daughter may pitch in, since I'm a Disabled Veteran and whatever I homestead is tax exempt.
Currently looking at a place near Indianola, TX., that keeps me within my VA medical 'region', using the same medical team I've had since I started having mini-strokes. The counties on the coast, within that VA Hospital region are: Calhoun, Jackson, and Victoria. Calhoun has the lions-share of coastal/Gulf of Mexico access.
ATM, we are trying to learn more about one particulat property that may give enough elbow-room, to allow a decent sized shop, and all.
Indianola was essentially wiped of the map by hurricanes, multiple times since 1875. Our main expense will be certified/certifying hurricane resistant structures. I hope to get permission to have an expanded version of my Biogas Digester/Hydroponic concept approved for on-site sewage handling, on an experimental basis, toward developing better sewage handling technologies. I plan to finalize my Geopolymer formula and attempt to build with it, as an alternative concrete, as well. The house I've come up with should blend well with the somewhat historic survivng coastal cottages, but will be built using ICFs (Insulated Concrete Forms), a form of reinforced concrete construction that is relatively energy efficient. Piers will be relatively deep into the ground, and raise the house above recorded surge-tides. Secondary goal is to attempt to be as far off-grid as feasible. Once we get that accomplished, I'll start on the shop, toward creating an incubator site for solo/family-scale Gulfsteads.
In an effort to create food-supply, if I can use the wetlands that make up a large portion of the property we're looking at, I hope to work on Aquaponics and the Open-Water IMTA concept, as well.
That all sounds fine-and-dandy for my wife and I, but doesn't sound like it accomplishes anything for an Incubator Site. Nothing about what I'm planning is primarily a 'commercial' venture. Allowing others to build on our private property, rather than some commercial rental space, cuts costs. in addition, I hope to have enough land to provide some extended parking, have a few extra cabins (primarily as places our kids can come stay in, while visiting) and be able to operate a low-key supply chain, where people can have their supplies shipped and delivered, prior to them coming to use them, or get them to take offshore to their Gulfstead, while I am building, then make more shop space available, once our Gulfstead is floated-out. The property is intended to be permanent, not some mere investment opportunity. As such, IMHO, it is better to have it as a private property, than as a non-proffit, or business, at least during my lifetime. It can become a family trust, after we're gone, and our kids will have their views, but they'll know how I want it run. Beside that, I can homestead it, as a Disabled Veteran, and have $0 property taxes.
